This letter reflects comments to be addressed. Facilitate a faster check time: provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2024 International Residential Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions, and concerns before permit approval. PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2024 IRC code compliance. Provide a response letter on separate file with submitting the updated construction plan set. Structures built without a permit may require alteration for building code compliance. Provide a complete and legible construction plan set. SITE PLAN: 1. Provide a site plan showing the location of utility meters and lines, R106.1.1. Show the utility lines requiring upgrade or replacement. 2. The roof structure may not extend to a point closer than 3 feet from the neighboring property line without fire rated protection for fire spread. Provide compliance with R302.1 (City of Tucson Amended) with a complete wall barrier with not less than one-hour fire-resistive construction in compliance with IBC Table 721.1(2). PLANS: 1. Provide the 2024 IRC adopted building code reference on the plans and remove any outdated references, R106.1.1. 2. Show structure dimensions, R106.1.1. 3. Identify the function of adjacent rooms, R106.1.1. 4. Show the material composition of the wall separating the garage and dwelling. This wall requires a fire rated product in compliance with R302.6 such as ½” gypsum board (garage side). 5. Show the door from a garage to dwelling with a 20-minute fire rating (or 1-3/8” solid core) with self-closing and self-latching provision, R302.5.1. 6. Provide a Roof Framing Plan showing the location and size of beams, headers, and rafters for supporting live and dead structural loads, R804. A structure with undersized members requires an Arizona engineer sealed plans for a non-prescriptive building, R301.1. ELECTRICAL PLANS: 1. Garage Branch Circuit: a separate (dedicated) GFCI 20-amp branch circuit required for receptacles in an attached garage and detached garages with service, E3703.5. A receptacle is required at each vehicle bay not more than 5.5 feet above the floor, E3901.9. Additional receptacles are optional. 2. Show a wall switch controlled light at garage entrances, E3903.3. This letter reflects comments to be addressed. For facilitating a shorter review time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment updates; revisions are processed if changes occur after the permit is issued. Provide a response letter addressing each comment with location of change on the plans. Submit the separate response letter and plan set files. Residential Engineering Review Comments: 1. A full site plan is required for review. A site plan is required for review that shows the proposed location of the garage in relation to the property, dimensions of the property boundary and any existing easements and required setbacks. A floodplain use (FPU) permit will need to be created for this residential Addition/Alteration permit as the lot exists entirely within a City of Tucson flood hazard zone associated with the Downtown Airport Wash, and a floodplain use (FPU) permit is needed for all building permits. a. The floodplain use (FPU) permit will be administrative begun and processed for the development to assure compliance with establish floodplain regulations and standards, but at this time, there isn’t enough information in the submitted permit documentation to determine the correct floodplain permit to process. b. The submitted plan sheet picture does not clarify the work to be done, as the garage looks to already be constructed on site from prior permits (T20OT00658). More information is needed in the plans to determine where the new garage is in relation to the house and the location on the property and if the structure will be attached to the existing house structurally. 3. Site engineering will be unable to approve permit TC-RES-0726-04037 until the associated FPU permit is approved. 4. Please review and address Zoning and Building comments. A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.6, .9, & .10. RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Correct plans, as noted in the comments below, along with a response letter indicating how all Site Zoning comments were addressed. 1. Submit a Full site plan. Instructions for the Full site plan are found at this link: https://www.tucsonaz.gov/Departments/Planning-Development-Services/Permits/Plan-Examples/Site-Plan-Examples . Submitting a full site plan meeting the requirements may facilitate a quicker resolution to the outstanding code violations discussed in Comment 2 providing staff receives all necessary information on these structures. 2. CE-VIO0226-00839 suggests several code violations for construction with either expired or no building permits issued. These need to be noted on the site plan and permit applications required to bring all outstanding violations into code compliance. 3.
