COMMENTS:
1. Specify the location of all utility lines, sewer, and service meters on the site plan, R106.1.1.
2. Show compliance with the Inclusive Home Design Ordinance adopted by the City of Tucson Ordinance #10463 on 10/16/2007. Notate accessible route, minimum door width, changes in floor elevation, door hardware, electrical outlet reach range, grab bar reinforcement, etc.
3. Plans submitted for a newly constructed one- or two-family dwelling after June 1, 2010, require gray water utilization or preparation, Ordinance #10579/11089 revised July 9, 2013. The ordinance revision now requires a gray drain line discharge from one fixture for a one-story dwelling. Additional gray fixture drains are optional. Show a second clothes washer standpipe plumbed to an exterior wall above grade when feasible, or a bathing fixture drain looped 3’ beyond an exterior wall below grade before connection to the building drain. 4. Show compliance with the Electric Vehicle Supply Equipment Ordinance adopted by the City of Tucson Ordinance #11844 on 6/22/2021. Include a 40 ampere 240-volt dedicated branch circuit with a NEMA 14-50R receptacle for charging an electric vehicle at a proposed parking space.
5. Please specify the height of roof of living area R106.1.1.
6. Provide a wall section detail with reinforced foundations for anchoring framed walls that will be supporting the ceiling joists of the living area with pressure treated sills including ½” anchor bolts with 7” embedment, R403.1 & R403.1.6.

For facilitating a shorter review time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. 1. A site plan is required for review that shows the proposed location of the building in relation to the property, dimensions and locations of any existing easements and required setbacks. This site is located in the R-3 zone (Unified Development Code (UDC) Article 4.7.12). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.6.

RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Correct plans, as noted in the comments below, along with a response letter indicating how all Site Zoning comments were addressed.

1. Contact the Department of Transportation and Mobility (DTM) to inquire about a driveway permit and development fronting Los Reales Rd. DTMpermits@tucsonaz.gov This road is an arterial, is part of the Master Streets and Roads masterplan, and future development by the City may increase the width by at least 130’.

2. Show the driveway width on the site plan.

3. Show all utility lines on the site plan.

4. Add a landscape plan to the site plan. (Sheet A-1). There is no need to hire a landscape architect. Here is the link to the landscape requirements, which went into effect January 1, 2026:

a. Required landscape includes the following: 1 tree per every 1,000 sf of new residential development, rounded up. Fifty percent (50%) of the required trees need to be located in the front yard setback- again, please contact DTM to see if any changes will be required to the lot.
b. Existing trees 4” in diameter may count towards this requirement if their root systems are protected during construction and the mature tree canopy will not be compromised by proposed structures.
c. Trees must planted no less than 10’ from foundations and 5’ from utility lines and sidewalks.
d. Refer to https://middle-housing-cotgis.hub.arcgis.com/pages/Residential-Landscaping-Code for instructions on requirements for depressed planning areas.
e. Groundcover, which could include shrubs, is also required and is to be placed in the front yard setback. To calculate required groundcover square footage, subtract the curb cut permitted by DTM from the lot’s width. Multiply this figure by 5.
f. Label the specific tree and plant species – botanical names are not required. (UDC section 7.6.8.A.3 lists species criteria). All plants and trees are to be low water/drought tolerant; please refer to the link above.
g. Specify the preferred watering method.

Please note that the shrubs/groundcover areas may overlap tree(s) located in the front yard as shown in the examples found at https://middle-housing-cotgis.hub.arcgis.com/pages/Residential-Landscaping-Code .

5. The City of Tucson Inclusive Home Design Ordinance requires all new dwellings — including ADUs, single-family residences, and duplexes — to provide an accessible route connecting the public street, sidewalk, or driveway to an accessible entrance of the home. This pathway must be shown, dimensioned, and labeled on the plans. What this means in plain terms: There needs to be a clearly defined, walkable path from where a person arrives (the street, sidewalk, or driveway) all the way to a usable door of the home — one that someone using a wheelchair or mobility aid could navigate without barriers. An exterior accessible route that shall conform to 2017 ICC A117.1 Sections 402 and 403 and City of Tucson Inclusive Home Design Ordinance.

6. Action Items — Show the following on your plans:
a. Draw and label the path as "Accessible Route"
b. Provide a minimum clear width of 4 feet with a width call-out on the plans
c. Note the proposed running slope (must not exceed 5% / 1:20) and cross slope (must not exceed 2% / 1:50)
d. Identify the accessible entrance the route leads to
e. Acceptable Accessible Route compositions include:
i. Portland cement concrete (PCC)
ii. Broom Finished concrete
iii. Brick or unit pavers (Only if set on a stable cement base with no gaps exceeding ½”)
iv. Concrete pavers on concrete base (Same joint and evenness requirements as brick)
v. Flagstone: must be mortared – loose set does not qualify
vi. Any surfaces equivalent in smoothness, hardness, and durability
NOTICE: Decomposed granite (DG) is not permitted for required accessible routes, even if compacted

7. For the next submittal, provide the following:
a. Revised site plan
b. Revised construction plans.
c. Response letter explaining how all staff comments have been addressed.
