This letter reflects comments to be addressed. Provide a separate Comment Response Letter when submitting updated plans. Facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are for the 2024 International Residential Code and 2024 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions, and concerns before permit approval. PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2024 code compliance. Provide a separate response letter addressing each comment with location of change on the plans. SITE PLAN: 1. Show the electric service panel, R106.1.1. PLANS: 1. Provide a Roof Framing Plan with the existing beam sized for accepting existing and proposed structural loads (Table R602.7(3)) or provide an engineer’s calculation, design, and seal for a performance design when minimum sizes are not code compliant with the IRC, R301.1. 2. Identify the room with a garage door entering the dwelling as other than a sleeping room, R302.5.1. 3. Show the door from a garage to dwelling self-closing and self-latching provision, R302.5.1. 4. Show the material composition of the wall separating the garage and dwelling. This wall requires a fire rated product in compliance with R302.6 such as ½” gypsum board (garage side). SECTIONS - DETAILS: 1. Show braced wall panel compliance for (narrow) framed walls with a garage door opening, Table R602.10.5. For prescriptive braced wall structures show a portal frame with hold-downs PFH method, Figure R602.10.6.2, or a portal frame at garage door PFG method, Figure R602.10.6.3, or a continuously sheathed portal frame CS-PF method, Figure R602.10.6.4.
