| 10/12/2026 | Residential Zoning | REQUIRES RESUBMIT | PDSD TRANSMITTAL FROM: Erick Bieber Planning & Development Services Department – Zoning Review Section PROJECT: TC-RES-0726-03958– Residential Building 3018 E Kaibab Vista, Tucson, AZ 85713 Residential Addition/Alteration (5th Review) TRANSMITTAL DATE: October 12th, 2026 This site is located in the R-1 zone (UDC 4.7.8). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 -.9 & .12. RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Correct plans, as noted in the comments below, along with a response letter indicating how all Site Zoning comments were addressed. 1. (Comment) Per UDC 4.9.7.B.12, front yards are only permitted one driveway no more than 20 feet in width and up to 400 square feet of additional vehicular use area. As there is already one driveway in the front yard, Zoning can not permit an additional driveway in the front yard. Sleeping quarters do not have parking requirements, so a new driveway or parking area would not be necessary for approval. If parking is still desired, street parking could be utilized if on-site parking is not feasible. 2. (Comment) Residential Zoning is unable to approve the permit until the DDO has been approved (TP-MOD-0926-000098). The DDO process takes approximately 6 weeks from the time the application has been accepted for processing. For the next review cycle, please resubmit the following: a. DDO Letter of Approval b. Site plan with revisions, if any c. Response letter addressing all staff comments. One sheet with all responses is sufficient. The Unified Development Code (UDC) can be found at: https://www.tucsonaz.gov/Departments/Planning-Development-Services/Codes/Zoning-Code For questions regarding Zoning comments, please contact me at: Erick.Bieber@tucsonaz.gov |
