This letter reflects comments to be addressed. Provide a separate Comment Response Letter when submitting updated plans. Facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are for the 2024 International Residential Code and 2024 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions, and concerns before permit approval. PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2024 code compliance. Each dwelling with an address requires a separate permit. This permit is for 2402 E COPPER ST. Apply for another permit covering the renovation at 2404 E COPPER ST. Provide a separate response letter addressing each comment with location of change on the plans. SITE PLAN: 1. Show the location of the electric distribution panel for 2402 E COPPER ST, R106.1.1. MECHANICAL PLANS: 1. Show the bathroom (without a window) exhaust fan ducted to the exterior, R325.2 and M1505.2. PLUMBING PLANS: 1. Show the location for the proposed 3” bathroom drainpipe trench extending to an existing 3” drain, Table P3005.4.1. A clothes washer drain is typically a 2” drain. 2. Show a plumbing vent (VTR) within acceptable distances from traps, P3105.1. ELECTRICAL PLANS: 1. Show a smoke alarm in each bedroom and outside of the doorway in the immediate vicinity, R310.3.2. 2. Show the Bathroom receptacle with a separate 20 AMP dedicated circuit, E3703.4 and E3901.6.
