A detached single-family residence is a permitted use in this zone (Table 4.8-1). RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Correct plans, as noted in the comments below, along with a response letter indicating how all Site Zoning comments were addressed. 1. (Comment) Per UDC 6.4.5.C, the minimum front street property line setback in the RX-2 zone is 20’. The proposed setback for the attached garage is 5’ from the property line. Per UDC Table 6.3-1.A, the minimum perimeter yard setback in the RX-2 zone is 20’. The project indicates a proposed setback of 16’ from the west property line and a 10’ setback from the east property line. A Board of Adjustment Variance would be necessary to reduce the required front street and perimeter yard setbacks.
