This site is located within the R-1 zone (UDC 4.7.8). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 - .9.

RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Correct plans, as noted in the comments below, along with a response letter indicating how all Site Zoning comments were addressed.

1. Please create a Full site plan meeting the requirements outlined in the following link: https://www.tucsonaz.gov/Departments/Planning-Development-Services/Permits/Plan-Examples/Site-Plan-Examples Select ‘Full’.

2. Change the setback information on Sheet A.1. The referenced setbacks for the front and rear requirements under Unified Development Code (UDC) 6.3-2.A are 5’ to the rear and west side, 10’ for the east side as the property is located along a side street, and 20’ for the front yard.

3. Submit an application for a Design Development Option (DDO). Per UDC 6.4.5.C.1.b, the required front setback is 20’. The proposed carport is shown on Sheet A.1 to encroach the majority of this front setback and into the required 10’ side yard setback to the east. Per UDC 6.4.5.C.1.c., a Design Development Option is required when the carport cannot meet setback requirements.

4. Once the DDO has been approved and the appeal period has passed, please submit the following:

b. Construction Plans
c. An amended site plan showing all required setbacks on the site plan. This includes the 20’ front setback, the 10’ east street setback, and the 5’ west and rear setbacks.
d. A response letter addressing all staff review comments.


5. Additional comments may be forthcoming depending on responses to zoning review comments and plans submitted for the next review.
