This site is located within the R-1 zone (UDC 4.7.8). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 - .9.

RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Correct plans, as noted in the comments below, along with a response letter indicating how all Site Zoning comments were addressed.

1. The site plan indicates that the SE corner of the proposed shed encroaches slightly into the required 5’ rear yard setback. Either move the shed completely out of the 5’ rear setback or obtain Neighbor Waivers from the owners at 5637 & 5651 E. Spring St. The waivers need to be applied directly to the site plan and may read similar to the following:

If Neighbor Waivers are not possible, approval through a Design Development Option (DDO) application will be required. 2. Revise the Total Lot Coverage Calculations block on the site plan. Include all vehicle use areas, whether improved or unimproved. Porches do not count towards total lot coverage per Unified Development Code (UDC) 6.4.3.B.3.b.& C, so this will need to be excluded from total lot coverage.

4. Once the site plan has been revised and the rear 5’ setback encroachment resolved through either moving the shed out of the setback, providing Neighbor Waivers, or through an approved DDO process, please provide the following as applicable:
a. Revised Site Plan with note that shed has been relocated outside of the required setbacks, or
b. Revised Site Plan with Neighbor Waivers directly applied, or
c. Revised Site Plan and DDO Decision Letter
d. Revised Site Plan and response letter explaining how all staff comments have been addressed, no matter how the setback encroachment has been resolved.

5. Additional comments may be forthcoming depending on responses to zoning review comments and plans submitted for the next review.
