This site is located within the R-1 zone (UDC 4.7.8). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 - .9.

RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Correct plans, as noted in the comments below, along with a response letter indicating how all Site Zoning comments were addressed.

1. Submit an application for a Design Development Option (DDO). Per Unified Development Code (UDC) 6.4.5.C.1.b, the required front setback is 20’. The proposed carport is shown on Sheet 1 to encroach the majority of this front setback. Per UDC ) 6.4.5.C.1.c., Design Development Option is required when the carport cannot meet setback requirements.

c. In addition to the east facing elevation, provide the north and west carport elevations.
d. Show the distance from the detached carport to the residential structure.
e. A response letter addressing all staff comments.
