PLAN REVIEW COMMENTS

Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. Provide a separate Comment Response Letter when submitting updated plans. Facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2024 International Residential Code and 2018 International Energy Conservation Code. The 2024 International Energy Conservation Code takes effect July 1st. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions, and concerns before permit approval.

PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2024 IRC code compliance. This is the appropriate building code for permit applications submitted after January 1, 2026.

Place the current reference code on sheet S-1 and update the reference on the Existing Wall Section and Electrical note #2, sheet A-1.

Construction plans require minimum code compliance for approval. The submitted plans are not compliant as documented with these comments and require alteration before approval.

Provide a separate response letter addressing each comment with location of change on the plans.

PLANS:

1. Clarify it the back porch is existing, R106.1.1. Keynote #2 on sheet S-1 shows proposed and the electrical Plan shows an existing outdoor porch on A-1.
2. Provide a Porch Roof Framing Plan showing the rafters sized for supporting live and dead structural loads (Table R802.4.1(1)) and beams sized for supporting live and dead structural loads (Table R602.7(3)) or provide an engineer’s calculation, design, and seal for a performance design when minimum sizes are not code compliant with the IRC, R301.1.
3. Identify the beam size with 2024 IRC compliance if a load bearing wall was removed between the kitchen and living room after initial construction or provide an engineer’s calculation, design, and seal for a performance design when minimum sizes are not code compliant with the IRC, R301.1.

MECHANICAL PLANS:

1. Show the HVAC system size for the building demand in accordance with M1401.3, M1601.1. Include each habitable room, R325.8.

PLUMBING PLANS:

1. Show the water heater rating/capacity if proposed as a new unit, P106.1.1.
2. Show plumbing vent location and diameter for the washer and kitchen sink, P3113.

ELECTRICAL PLANS:

1. Designate the circuit number at the location of each light fixture, receptacle, appliance, and equipment disconnect switch, R106.1.1.
2. Provide a panel schedule showing panel size, circuit numbers, ampacity, wire size and general description, E3404.13 & E3706.2.
3. Show two or more 2O AMP small appliance circuits at the kitchen countertop receptacle outlets; they may also serve the breakfast room and dining room, but not other locations, E3703.2 and E3901.3.
4. Show 15A & 20A circuits serving outlet locations (except garage, kitchen, and bathrooms) including receptacles, lights, and smoke detectors with combination type arc-fault circuit interrupters, E3902.20.

OUTDOOR LIGHTING CODE

1. Show full cutoff fixtures were located within 25 feet from the property line OLC 401.3.3.
