Please provide a complete plan that includes section details for each wall, post, beam, and foundation condition, IRC R106.1. Clarify the roof framing design over the existing bedroom and bathroom near the rear of the home. The inspection performed on 3/6/2026 identified bearing walls removed under existing rafters. We need to see details explaining how the rafters will be supported. 2. Clarify the span of the porch beams from new post locations if posts will be relocated onto new porch footings IRC R106.1. 3. The walls at the rear of the building are proposed to be modified to extend the height of the roof and ceiling framing. Please Provide details ensuring these walls provide a continuous load path with lateral bracing, R301.1. 4. Please provide a header schedule that gives the complete dimensions of the 4x lumber being use at all windows, doors and openings. 5. Show compliance with R802.3 with continuous ceiling joist and collar ties in the upper third of attic space for hand-framed rafter conditions. 6. If the attic space is to be vented (per eave detail on sheet 3 of 7), please provide a ventilation calculation and show size and location of all vents to show compliance with R806.2. 7. Clearly indicate which mechanical supply and return vents and ducts are new and which are existing. Supply and return ducts must have a minimum of R-8 insulation if they are outside the thermal envelope (as in a vented attic space) N1103.3.3. 8. Smoke alarms must be interconnected by hardwiring to the building power source or through the use of listed wireless alarms R310.4 & R310.6. 9. Electrical panel schedule shows circuits 5&7 and 20&22 both as dedicated kitchen circuits, but only 20&22 are shown on the plans. Please clarify where 5&7 are located. 10. Show hot water pipe with minimum R-3 insulation, N1103.4.2. 11. Please correct and resubmit. |
