Show or notate a 6 inch minimum separation of untreated exterior posts above finished grade or metal post base with 1 inch space above concrete, R317.1.4 exception 1. 2. Show exterior wood siding, sheathing and wall framing with a 6” clearance above the ground, R317.1 item 5. 3. Provide a minimum reinforced point-load footing sized at least 12 inches by 12 inches under each post of the porch, R401.4.1. 4. Framed exterior walls of enclosed roof structures require continuous concrete footings of minimum 12 inches in width and 12 inches below the undisturbed ground surface, R403.1. 5. Locate and specify all anchor-bolt spacing on the foundation plan. Minimum ½” diameter with a maximum spacing 6 feet on center and within 12 inches of each sill plate end, R403.1.6. 6. Locate and identify brace wall lines on the plans, R602.10.1 along with appropriate panel lengths, R602.10.3 for identified method, R602.10.4 and connection schedule, Table R602.10.4. The walls at the rear of the building are proposed to be modified to extend the height of the roof and ceiling framing. Ensure these walls provide a continuous load path with lateral bracing, R301.1. 7. Provide a (beam) header schedule and show opening sizes supporting the roof consistent with R602.7(3). Note, the plan indicates “4x” headers above the windows. Please identify the vertical dimensions of all headers. 8. Show compliance with R802.3 with continuous ceiling joist and collar ties in the upper third of attic space for hand-framed rafter conditions. 9. Provide an attic space ventilation calculation and specify size and location of all vents needed to comply with R806.2. Provide appropriate upper and lower space vents if applying the reduced area calculation per exception requirements. 10. Provide an accurate mechanical system layout with supply ducts that have a minimum R-8 insulation (includes vented attics) except when completely located inside the thermal envelope, N1103.3.1. Note, the plan indicates flexible mechanical ducts with ceiling registers, but the inspection identified rigid duct with wall registers. 11. Provide an equipment specification list including the (fans, furnace, and AC) size or capacity, M1302.1. 12. Provide an electrical riser diagram, E3403. Notate the grounding and bonding method, E3607. Metallic gas lines must be bonded and not be used as the primary grounding method, E3608. Note, the plan indicates an existing 200 amp service but the inspection identified a different configuration. Update the plan to identify all electrical work to be completed on this project. 13. Provide a panel schedule showing panel size, circuit numbers, ampacity, wire size and general description, E3404.13 & E3706.2. Provide a panel schedule showing wire size of each circuit or notate the wire size for each protection rating, E3702.2. Note, the panel schedule provided includes 20 amp circuits throughout the house. Will all of the existing conductors be replaced to accommodate this higher circuit capacity? 14. Show two or more 2O AMP small appliance circuits at the kitchen countertop receptacle outlets; they may also serve the breakfast room and dining room, but not other locations, E3703.2 and E3901.3. GFCI protected, E3902.6. Note, the plan current indicates one 20 amp circuit and one 15 amp circuit. 15. Provide electrical load calculations for determining the service panel size, E3602.2. 16. Show the maximum “U” factors of the windows and doors on the plans as well as the solar heat gain coefficient SHGC minimum value of 0.25, N1102.1. 17. Show hot water pipe with minimum R-3 insulation, N1103.4.2. 18. Please correct and resubmit. |
