This letter reflects building safety comments to be addressed. Provide a separate Comment Response Letter when submitting updated plans. To facilitate a shorter review time, please provide an updated complete plan set with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet Zoning and other departmental requirements, conditions, and concerns before permit approval. 1. Please provide a complete plan that includes section details for each wall, post, beam, and foundation condition, IBC 107.2.1. Clarify the roof framing design over the existing bedroom and bathroom near the rear of the home. The inspection performed on 3/6/2026 identified bearing walls removed under existing rafters. 2. Show or notate a 6 inch minimum separation of untreated exterior posts above finished grade or metal post base with 1 inch space above concrete, R317.1.4 exception 1. 3. Show wood framing members resting on concrete as pressure treated, R317.1 item 2 and show exterior wood siding, sheathing and wall framing with a 6” clearance above the ground, R317.1 item 5. 4. Provide a minimum reinforced point-load footing sized at least 12 inches by 12 inches under each post of the porch, R401.4.1. 5. Framed exterior walls of enclosed roof structures require continuous concrete footings of minimum 12 inches in width and 12 inches below the undisturbed ground surface, R403.1. 6. Locate and specify all anchor-bolt spacing on the foundation plan. Minimum ½” diameter with a maximum spacing 6 feet on center and within 12 inches of each sill plate end, R403.1.6. 7. Porch beams must bear on supporting walls or posts no less than 1.5 inches, R502.6. 8. Clarify the span of the porch beams from new post locations if posts will be relocated onto new porch footings, IBC 107.2.1. 9. Locate and identify brace wall lines on the plans, R602.10.1 along with appropriate panel lengths, R602.10.3 for identified method, R602.10.4 and connection schedule, Table R602.10.4. The walls at the rear of the building are proposed to be modified to extend the height of the roof and ceiling framing. Ensure these walls provide a continuous load path with lateral bracing, R301.1. 10. Provide a (beam) header schedule and show opening sizes supporting the roof consistent with R602.7(3). Note, the plan indicates “4x” headers above the windows. Please identify the vertical dimensions of all headers. 11. Show compliance with R802.3.1 with continuous ceiling joist and collar ties in the upper third of attic space for hand-framed rafter conditions. 12. An unvented roof assembly requires an air-impermeable rigid insulation material with a minimum R-5 value applied correctly to either side of the roof sheathing (closed cell spray or rigid board tight to the roof sheathing), R806.5. This condensation control provision is necessary for code compliance and may be a single layer of air-impermeable insulation or layered with batt insulation for achieving the total required roof R-value (R-30 for addition <20%). 13. If a vented roof assembly method will be utilized, then provide an attic space ventilation calculation and specify size and location of all vents needed to comply with R806.2. Provide appropriate upper and lower space vents if applying the reduced area calculation per exception requirements. 14. Provide an accurate mechanical system layout with supply ducts that have a minimum R-8 insulation (includes vented attics) except when completely located inside the thermal envelope, N1103.3.1. Note, the plan indicates flexible mechanical ducts with ceiling registers, but the inspection identified rigid duct with wall registers. 15. Provide an equipment specification list including the (fans, furnace, and AC) size or capacity, M1302.1. 16. Show locations of each smoke alarm, R314. Notate that all smoke alarms must be interconnected with a power source from the building wiring and be equipped with battery backup. Show a smoke alarm in each bedroom and outside the doorway in the immediate vicinity, R314.3.2. 17. Provide an electrical riser diagram, E3403. Notate the grounding and bonding method, E3607. Metallic gas lines must be bonded and not be used as the primary grounding method, E3608. Note, the plan indicates an existing 200 amp service but the inspection identified a different configuration. Update the plan to identify all electrical work to be completed on this project. 18. Show the location of each outlet on the Electrical Plan, E3404.12. 19. Provide a panel schedule showing panel size, circuit numbers, ampacity, wire size and general description, E3404.13 & E3706.2. Provide a panel schedule showing wire size of each circuit or notate the wire size for each protection rating, E3702.2. Note, the panel schedule provided includes 20 amp circuits throughout the house. Will all of the existing conductors be replaced to accommodate this higher circuit capacity? 20. Show two or more 2O AMP small appliance circuits at the kitchen countertop receptacle outlets; they may also serve the breakfast room and dining room, but not other locations, E3703.2 and E3901.3. GFCI protected, E3902.6. Note, the plan current indicates one 20 amp circuit and one 15 amp circuit. 21. Provide electrical load calculations for determining the service panel size, E3602.2. 22. Protect extended branch circuits with combination type arc-fault circuit interrupters, or an AFCI type receptacle at the first outlet on the branch circuit, E3902.17. 23. Show or notate a disconnect means or a locking breaker for the water heater, E4101.5. 24. Tucson is in climate zone 2B. The simplified prescribed energy values for glazing is U=0.40, skylights U=0.65, ceiling R=38 (R-30 for a qualifying room addition) and walls R=13. Show the “R” values of insulation and the maximum “U” factors of the windows and doors on the plans as well as the solar heat gain coefficient SHGC minimum value of 0.25, N1102.1. 25.
