Provide a detailed response letter with your next submittal that clearly shows how you have addressed all Zoning comments.

This site is located in the R-1 zone (UDC 4.7.8). A single-family residence (SFR) with an accessory dwelling unit (ADU) is a permitted use in this zone (Table 4.8-2). See 4.9.7.B.6, 8, & 9 and 6.6.3.

1. Provide a residential plot plan that meets the requirements found at: https://www.tucsonaz.gov/Departments/Planning-Development-Services/Permits/Plan-Examples/Plot-Plan-Example, to include but not limited to:
a. Provide the owners name on the plot plan.
b. Provide the legal description, “MITMAN E60' N165' LOT 10 EXC N30' BLK 12” on the plot plan.
c. Provide a lot coverage calculation that meets the requirements of UDC Article 6.4.3 and the example shown on the Residential Plot Plan Requirements.
d. Show all utility lines on the plot plan.
e. Provide a dimension from the centerline of Hawthorne St. to the face of curb and from the face of curb to the north property line.

2. The north/south property dimension is not correct and should be 135’.

3. Remove the reference to “ALLEY” from the plan as there is no right-of-way along the south property line.

4. The “6’-0” B.S.L” shown for the north property line is not correct. Review UDC Article 6.4.5.C.1.a and provide the correct front street perimeter yard setback requirements.

5. The description provided, “Repair Fire Damage ADU” is unclear. Zoning was not able to find an approved permit for an ADU on this parcel. If you are proposing to convert an existing structure to an ADU the following comments apply:
a. Per UDC Article 6.6.3.B.6 The minimum side and rear yard setback for an accessory dwelling unit is five feet, proposed perimeter yard setback from the proposed ADU to the west property line is 4’-0”. A Design Development Option (DDO) must be submitted and approved to reduce the required setback.
