A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 -.9. RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Correct plans, as noted in the comments below, along with a response letter indicating how all Site Zoning comments were addressed. COMMENT: On the cover sheet, add the following information under site information: a) The legal description (CLOVERLEAF LOT 11 BLK 5). b) Section, township, and range (S2, T14S, R14E). 02. COMMENT: The lot coverage calculations need to be corrected to include all vehicular use areas. Per UDC definition, the Vehicular Use Area is any area of a site used for the movement, parking, or standing of motor vehicles. This includes the existing gravel driveway. 03. COMMENT: Remove the covered patio from the lot coverage calculation, as roofed areas, open on at least one side, which provide shelter to exterior areas, provided they are not used for utilities, maintenance, laundry, storage, or motor vehicle parking, are not included in the lot coverage calculation (UDC 6.4.3.C.1.a). 04. COMMENT: Per the subdivision plat map, the lot dimensions are 135 ft by 89.50 ft, with a total lot area of 12,082.50 sq ft. Correct the total lot area on the cover sheet and the lot dimensions on site plan. 05. COMMENT: Upon resubmittal, the plan drawing shall be oriented with north toward the top of the sheet. 06. COMMENT: Label the zoning (R-1) classification adjacent to the north, west, and south boundary, and to the east across the street. 07. COMMENT: Label each elevation with its orientation. 08. COMMENT: Correct dimension from front of curb to property line, which is 12’ per paving plan I-63-039. COMMENT: Provide the height of the exterior wall, measured from the design grade to the highest point of the wall, just below the roofline (Unified Development Code – UDC 6.4.5.B.1) for each elevation. 10. Per UDC table 6.3-2.A, the required perimeter yard setback is 6’ or 2/3 the height of the adjacent wall, whichever is greater. Based on the approximate wall height of 12’, the required setback would be 8’. The setbacks for the proposed alteration are 4’to the west property line and 4’6’’ to the north property line. A Design Development Option (DDO) will be required.
