Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. Facilitate a shorter back check time: provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions, and concerns before permit approval.

PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2018 IRC code compliance.

Provide a response letter on separate file with submitting the updated construction plan set.

SITE PLAN:

1. Indicate the location of the subpanel feeder, R106.1.1.
2. The roof structure may not extend to a point closer than 3 feet from the neighboring property line without fire rated protection for fire spread. Provide compliance with R302.1 (City of Tucson Amended) by removing the building placed within 3 feet to the property line or provide a complete wall barrier with not less than one-hour fire-resistive construction in compliance with IBC Table 721.1(2).

This site is located in the R-1 zone (UDC 4.7.8). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 -.9.

RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Correct plans, as noted in the comments below, along with a response letter indicating how all Site Zoning comments were addressed.

1. (Comment) Per UDC Section 7.4.6.K.2, an alley, when used for access, must be a minimum of 20 feet wide, free of obstructions, and surfaced with a dust control method that is acceptable to the TDOT City Engineer.

The Pima County Assessor’s Record Map indicates that the alley is only 15 feet wide. As such, the alley cannot be used as access to the garage addition. You can find the map here: https://www.asr.pima.gov/ParcelData/Map/Arm/MP04/04032_03.PDF

2. (Comment) Correct the inaccurate address noted throughout the document.

3. (Comment) Per UDC Section 7.4.6.A, the Vehicular Use Area is any area of a site used for the movement, parking, or standing of motor vehicles. Draw and dimension vehicular use area on the site plan and include in the lot coverage calculation.

4. (Comment) Submit a separate demolition permit for the structures you are intending to demolish.
