A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 - .9. The City’s Unified Development Code, Section 1.4.1.C., establishes that before the City issues any approvals or permits, that staff confirm that the site complies with the UDC standards. As part of permit reviews, Zoning staff review a site’s permit history and compare it to aerial photography and information available from the Pima County Assessor’s Office to confirm that unpermitted work has not occurred or that property descriptions listed on plans match. Usually, minor unpermitted work may be brought into compliance without a separate permit, providing staff is given the information needed to bring the property into compliance. RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Correct plans, as noted in the comments below, along with a response letter indicating how all Site Zoning comments were addressed. 1. Comment 6 from the August 4, 2025 zoning review has not been fully addressed. The receipt to consolidate Parcels 11201069C and 11201069E as indicated in the Response Letter was not attached. Please provide receipt of payment of the Pima County land combination with the next submittal. 2. Aerial Pictometry shows a carport which appears to have been constructed prior to 2005 attached to the north side of the residence that is not included on the site plan. Please include and add dimensions and height for this structure and provide the distance from the nearest northern property line to the support post. 3. Please add the legal description of Parcel 112-01-069E and recalculate the lot coverage to include the area within this parcel. Include a note to the effect that a lot combination is pending. 4. Additional comments may be forthcoming depending on responses to zoning review comments and plans submitted for the next review.
