This site is located in the R-3 zone (Unified Development Code (UDC) Article 4.7.12). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.6.
RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Please correct plans, as noted in the comments below, along with a response letter indicating how all Site Zoning comments were addressed.
1. The proposed porch addition encroaches into the east side required 6’ perimeter setback. Please note on the site plan how much of an encroachment the patio would be into this setback. To avoid a 6 week or more Design Development Option (DDO) please obtain a neighbor waiver from the owner of 9017 E. Rainsage St. This waiver needs to be added directly to the site plan.
