This letter reflects comments to be addressed. Provide a separate Comment Response Letter when submitting updated plans. Facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions, and concerns before permit approval. PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2018 IRC code compliance. The plans require sufficient detail for demonstrating minimum building code compliance for passing all progress inspections. Note the 2018 IRC reference on the plans. Provide construction plans with sheet numbering in a single PDF file. Provide a response letter addressing each comment with location of change on the plans. Submit separate letter and plan set files. Provide a clear and concise construction plan set. Sample drawings are available for understanding details. Provide a Roof Framing Plan showing the rafters sized for supporting live and dead structural loads (Table R802.4.1(1)) or provide an engineer’s sealed plan set for manufactured trusses, R301.1.3. 2. Provide a Roof Framing Plan with dimensions showing the door/window headers sized for supporting live and dead structural loads (Table R602.7(3)). SECTIONS - DETAILS: 1. Provide a wall section detail with pressure treated sills, R403.1.6. 2. Clarify the placement of ceiling/roof insulation for code compliance, R806. Attic space outside of the thermal barrier requires a ventilation calculation for showing the attic vent opening size using 1 to 150 of attic area in compliance with R806.2. Show a roof design with R-38 insulation or R-30 when extended over the wall top plate for additions under 500 SF. MECHANICAL PLANS: 1. Control building air leakage in compliance with N1102.4. Remove the ceiling vent openings through the thermal envelope. ELECTRICAL PLANS: 1. Interior 15A & 20A circuits serving outlet locations (except garage, kitchen, and bathrooms) including receptacles, lights, and smoke detectors require combination type arc-fault circuit interrupters, E3902.16. A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.6, .9, & .10. RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Correct plans, as noted in the comments below, along with a response letter indicating how all Site Zoning comments were addressed. (Comment). The required perimeter setback in per Unified Development Code (UDC) Table 6.3-2A is 6’, or 2/3 of the height of the exterior wall, whichever dimension is greater. The plan indicates this distance is 5’ along the east side of the building. Because the addition is attached, a Design Development Option (DDO) is required per UDC 3.11.1-B. Please submit a DDO application under the Zoning Modification sub-record that has been created. Show a dimension from the center line of Elm St. to the edge of the pavement or curb and a dimension from the edge of pavement or curb to the property line. The distance from the center of Elm St to the curb is 25 ft. The distance from the back of the curb to the property line is 8ft.
