This site is located in the NR-1 zone (UDC 4.7.8). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 - .9.

Comments: Please resubmit revised drawings along with a detailed response letter which states how all Zoning Review Section comments were addressed.

1. Comment: The site plan should be designed to include the information as noted on the sample site plan. Please see https://www.tucsonaz.gov/files/sharedassets/public/v/1/pdsd/documents/permits/residential-permits/residential_plot_plan_requirements.pdf for reference.
2. Comment: The plans call out the permit being for Unit 2 in multiple places including under the project location map, the address table, and the code tabulation. Please refer to Unit 1 only as this is where the work is taking place.
3. Comment: Under code tabulation, the front setback is labeled incorrectly. The front setback is 20’ not 6’. Please update accordingly.
4. Comment: Please add the surrounding zoning classifications as noted in the sample site plan. This property is surrounded by NR-1 zoning.
5. Comment: Elevations are measured from design grade not finished floor grade. Please update the elevation sheet to design grade.
6. Comment: This property is located in Jefferson Park neighborhood preservation zone. Site zoning cannot approve this permit until the review comments are addressed and the design review (SD-0725-00119) is approved.
7. Comment: Additional comments may be forthcoming depending on responses to zoning review comments and plans submitted.
