Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. Provide a separate Comment Response Letter when submitting updated plans. Facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions, and concerns before permit approval.

PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2018 IRC code compliance.

Note the 2018 IRC reference on the plans.

Provide a response letter addressing each comment with location of change on the plans. Submit separate letter and plan set files.

PLANS:

1. The structure may not extend to a point closer than 3 feet from the neighboring property line without fire rated protection for fire spread. Provide compliance with R302.1 (City of Tucson Amended) by protecting the structure placed within 3 feet of the property line in compliance with IBC Table 721.1(2). Include a one hour rated wall below the roof edge with foundation along the full length of structure near the property line or relocate the structure from the fire separation distance.

TRANSMITTAL: August 12, 2025

Resubmittal requires a detailed response letter, which states how all Zoning Review Section comments were addressed.

This site is located in the HO-3 zone (UDC 4.7.15). A single family residence is an allowed use in the Zone, (UDC Table 4.8-3).

1. Provide a residential plot plan that meets the requirements found at: https://www.tucsonaz.gov/Departments/Planning-Development-Services/Permits/Plan-Examples/Plot-Plan-Example, to include but not limited to:
a. The site plan shall be drawn at an engineering scale, i.e. 1” = 10’, 1” =20’.
b. Provide the property dimensions on the site plan.
c. Provide a perimeter yard setback dimension from the post supporting new pool equipment cover to the east property line.
d. Provide a lot coverage calculation on the site plan.

COMMENTS: the following comments are relative to an application for Historic Review (UDC 5.8.8).

1. Per UDC Article 6.4.5.C.1.b for carports and garages which face the street, the minimum required street perimeter yard is 20 feet regardless of the street, proposed setback from the proposed carport to the west street property line is 1’-0”.

Per UDC Table 6.3-3.A Res Use to Nonres Zone the required perimeter yard setback is the greater of 10’ or ¾ (H) Height of the proposed exterior building wall.

2. As a dimension was not provided from design grade to the top of the beam supporting the proposed carport Zoning cannot determine the required perimeter yard setback to the south property line. Proposed setback is 4”.

3. As a dimension was not provided from design grade to the top of the beam supporting the proposed pool equipment canopy Zoning cannot determine the required perimeter yard setback to the south property line. Proposed setback is 6”.

4. As a dimension was not provided from design grade to the top of the beam supporting the proposed pool equipment canopy and no setback dimension was provided to the east property Zoning cannot determine the required perimeter yard setback to the east property line. It does not appear that the 10’ minimum setback is met.

Historic review (UDC 5.8.8) is required and must be approved prior to approval of this building plan. Historic application/requirements can be found at: https://www.tucsonaz.gov/Departments/Planning-Development-Services/Historic-Preservation.

If Historic does not approve the reduced setbacks a Board of Adjustment for Variance must be submitted and approved.
