Gill Ave. Tucson, AZ 85719 Remodel kitchenette and add washer/laundry (1st Review) TRANSMITTAL DATE: 8/12/2025 This site is located in the R-1 zone (UDC 4.7.8). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 - .9. Comments: Please resubmit revised drawings along with a detailed response letter which states how all Zoning Review Section comments were addressed. 1. Comment: The site plan should be designed to include the information as noted on the sample site plan. Please see https://www.tucsonaz.gov/files/sharedassets/public/v/1/pdsd/documents/permits/residential-permits/residential_plot_plan_requirements.pdf for reference. 2. Comment: Please dimension the property boundaries as noted in the sample site plan. 3. Comment: Please draw, label, and dimension the utility easement that runs along the rear portion of the property. 4. Comment: Please include the lot coverage calculations as noted in the sample site plan. 5. Comment: Aerial imagery shows an accessory structure was erected sometime around 2018 in the southeast corner of the parcel. Site zoning was unable to find permits for this structure. Please draw, label the setbacks, and dimension the accessory structure on your site plan and include this in your lot coverage calculations. 6. Comment: The description of this permit is for a kitchenette remodel however the plans show a full kitchen with a stove and a fridge and a new washer/dryer. A kitchenette is only allowed to have an under counter fridge, a single sink, and no cooking apparatus. If you wish to permit an additional kitchen and washer/dryer, this will be reviewed as an Accessory Dwelling Unit. Please provide calculations that meet UDC 6.6.3 which states “An accessory dwelling unit is limited to 75% of the gross floor area of the principal dwelling, not to exceed 1,000sf of gross floor area. An accessory dwelling unit may be up to 650 square feet of gross floor area, regardless of the size of the principal dwelling”. Also, the accessory dwelling unit will need to maintain independence from the primary house as it will have its own unit number. 7. Comment: Additional comments may be forthcoming depending on responses to zoning review comments and plans submitted.
