New 6’ High Masonry Wall (1st Review)

TRANSMITTAL DATE: 7/28/2025

This site is located in the R-1 zone (UDC 4.7.8). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 - .9.

Comments: Please resubmit revised drawings along with a detailed response letter which states how all Zoning Review Section comments were addressed.

1. Comment: Per UDC 6.6.2.I, the maximum height of a wall or fence within a perimeter yard shall be 6’, however, the wall or fence may be higher than 6’ but no higher than 10’ if:
• At least 75% of the area above 6’ in height is left unobstructed and open through the use of architectural elements such as arches, columns, wrought iron;
• Part of, or located on top of, a retaining wall no higher than 10’ measured from design grade and no higher than 6’ measured from the top of the retaining portion of the wall;
• A greater height is required through the rezoning process or the special exception land use process; or
• A greater height is required by a specific UDC standard.

The proposed masonry wall is 7’ high above the steel door, which exceeds the maximum allowed height of a wall and does not meet the criteria above. Either reduce the height of the wall to 6’ or apply for a Design Development Option (DDO) to increase the allowed height of the proposed wall to 7’ above the steel door. Please reach out to Georgia Pennington at Georgia.Pennington@tucsonaz.gov or Mark Castro at Mark.Castro@tucsonaz.gov if you have questions about the DDO process. Here is a link with information about the DDO process: https://www.tucsonaz.gov/Departments/Planning-Development-Services/Planning-Zoning-Applications/Zoning-Administration#section-3.
2. Comment: Additional comments may be forthcoming depending on responses to zoning review comments and plans submitted.

If you have any questions about this transmittal, please contact Bobby Parsons at Robert.Parsons@tucsonaz.gov.
