A single-family residence is a permitted use in this zone (Table 4.8-2). RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Correct plans, as noted in the comments below, along with a response letter indicating how all Site Zoning comments were addressed. 1. Per Article 6.4-5.6.1.b of the City of Tucson Unified Development Code, the perimeter yard setback for a corner lot side street is 10’. The distance from the shed to west lot line adjacent to E Ramona Madera Lane appears to be less than the required 10’. ( https://codelibrary.amlegal.com/codes/tucson/latest/tucson_az_udc/0-0-0-5192 ). Please confirm the distance between the shed and the west lot line. a. If the distance between the detached shed and the west lot line is less than 10’, either an application for a Design Development Option (DDO) will need to be submitted or the shed will need to be relocated. With either decision, a zoning permit must be issued for the shed for it to be brought into compliance. Submit a DDO application under the Zoning Modification sub-record that has been created. Per UDC Article 6.4.5-C1.a., the minimum required front street perimeter yard is 20 feet measured from the street property line. The plot plan indicates this setback as 10’. Please eliminate this information on your next plan submittal and show the distance from the property line to the residence. 4. Provide a dimension from the centerline of E Ramona Madera Ln to front property line (per paving plan I23’) the back of the wedge curb (which is 18 ft. per paving plan I-2000-063-004 (3). 5. Please include the following information on the plot plan: a. Surrounding adjacent zoning b. Square footage of the garage since this encompasses drive area c. The lot’s dimensions 6.
