A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 - .9. Comments: Please resubmit revised drawings along with a detailed response letter which states how all Zoning Review Section comments were addressed. 1. Comment: Please add the legal description which is “MISSION MANOR NO 5 AMENDED LOT 6 BLK 23. 2. Comment: Site zoning is unable to approve this building permit until the Design Development Option (DDO) has been approved. Please see below. 3. Comment: The following comments are related to an application for a Design Development Option (DDO) (UDC 3.11.1): The minimum required perimeter yard setback in the R-1 zone is the greater of six (6) feet or two-thirds (2/3) the height of the structures exterior wall facing each interior property line (UDC Table 6.3-2.A). Based on a proposed wall height of 8’ ½ “ for the new porch, the minimum required setback to the East property line is 6’. The proposed setback to the East property line is only 1’ 2”. The proposed reduced setback will require approval through the DDO application process. Please apply for your DDO as a zoning modification sub-record.
