This site is located in the R-1 zone (UDC 4.7.8). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 -.9.


RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Correct plans, as noted in the comments below, along with a response letter indicating how all Site Zoning comments were addressed.


01. COMMENT: Draw, label, and dimension the ½ Right of Way from centerline to the face of the wedge curb (which is 39’ per paving plan I-64-007) and from the face of the wedge curb to the property line along S 29th Place (which is 11’ per paving plan I-64-007). https://maps-and-records.tucsonaz.gov/construction-plans/details/I-64-007.

02. COMMENT: Provide the closest dimension from the new living area on the northwest side of the house to the street property line to ensure it meets the required minimum front street setback of 20’.

03. COMMENT: Label the zoning classification of this lot and the surrounding properties, which are all R-1.

04. COMMENT: Label all property dimensions including the front and rear lot lines. Reference MP-17-008: https://maps-and-records.tucsonaz.gov/subdivisions/details/2093

05. COMMENT: Dimension the rear alley which is 20’.

06. COMMENT: Provide lot coverage calculations as noted in the sample site plan: https://www.tucsonaz.gov/files/sharedassets/public/v/1/pdsd/documents/permits/residential-permits/residential_plot_plan_requirements.pdf. Do not include the covered porch in the lot coverage calculation (UDC 6.4.3.C.1.a).

07. COMMENT: There are discrepancies in the square footage of the proposed storage shed. Page 1 states the shed is 252’ while page 2 states it is 228’. Please clarify.

08. COMMENT: Draw, label, and dimension the utility easement that runs along the east property line. Reference MP-17-008 (linked above).
