| 08/07/2025 | Site Zoning - Standard | REQUIRES RESUBMIT | FROM: PDSD Zoning Review Section PROJECT: TC-RES-0725-03405 2133 E DAKOTA ST. – R-1 Attached Carport (1st Review) TRANSMITTAL DATE: August 7, 2025 Provide a detailed response letter with your next submittal that clearly shows how you have addressed all Zoning comments This site is located in the R-1 zone (UDC 4.7.8). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.5 – 9. The following comments shall be addressed on the plot plan 1. The lot coverage calculation is not correct. Per UDC Article 6.4.3.B.3.b Vehicular use areas, measured within the outside edges of any area allocated to vehicle use, whether improved or unimproved are included in the lot coverage. The driveway area between the carport and the south property should be included in the lot coverage. 2. Provide a perimeter yard setback dimension from the post supporting the carport to the east property line. 3. Provide a height dimension from the top of beam to design grade at the post supporting the carport, UDC Article 6.4.5.B.2, so that perimeter yard setback requirements for the east setback can be verified. Perimeter yard setbacks to the east property line are the greater of six (6) feet, or two-thirds (2/3) the height of the structure’s wall facing each interior property line, UDC Table 6.3-2.A. 4. The south property line is not shown correctly and should be 10’ north of the face of curb, where pavement meets the concrete curb. 5. Per UDC Article 6.4.5.D.2.a.(2) the roof is allowed to extend into the required perimeter yard setback 2’. As you are proposing a 3’ overhang provide a line 2’ north of the edge of roof and provide a street perimeter yard setback dimension from the south property line to this 2’ line. Per UDC Article 6.4.5.C.1.a the minimum required street perimeter yard setback is 20’-0”, a correct proposed setback has not been provided. 6. Provide a dimension from the centerline of Dakota St. to the face of curb and from the face of curb to the south property line. Per Construction Plan I-77-032 sheet 4, the distance from centerline to face of curb is 15’ and from face of curb to south property line is 10’. 7. As it appears that a Design Development Option (DDO) will need to be submitted and approved to reduce the required setbacks, Zoning cannot approve this permit until the DDO is approved. Based on aerial photos there are two (2) structures located in the rear yard that are not shown on the plot plan.
