This site is located in the R-1 zone (UDC 4.7.8). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.5 – 9.

The following comments shall be addressed on the plot plan

1. This comment was not addressed. You show the property line at the back of curb and it should be 8’ north of the back of curb. The south property line is not shown correctly and should be 10’ north of the face of curb, where pavement meets the concrete curb.

2. This comment was not addressed correctly. There is no dimension from the face of curb to the property line. Provide a dimension from the centerline of Dakota St. to the face of curb and from the face of curb to the south property line. Per Construction Plan I-77-032 sheet 4, the distance from centerline to face of curb is 15’ and from face of curb to south property line is 10’.

3. This comment was not addressed. The provided 10’ dimension is from the back of curb not the property line. As it appears that a Design Development Option (DDO) will need to be submitted and approved to reduce the required setbacks, Zoning cannot approve this permit until the DDO is approved.
