This site is located in the R-1 zone (UDC 4.7.8). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5-.9.

RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Please correct plans, as noted in the comments below, along with a response letter indicating how all Site Zoning comments were addressed.

1. The vehicular use area per UDC 6.4.3.b.3 is not included on the site plan as requested in Comment 1 from the 1st Zoning Review dated August 7, 2025, which states: “The lot coverage calculation is not correct. Per UDC Article 6.4.3.B.3.b Vehicular use areas, measured within the outside edges of any area allocated to vehicle use, whether improved or unimproved are included in the lot coverage. The driveway area between the carport and the south property should be included in the lot coverage.” Include the driveway area shown on the west side of the property as well. Update this information and recalculate the lot coverage.

2. Provide a North arrow to site plan.

3. Provide the site and adjoining zoning (R-1) to the site plan.

4. Per Comment 4 of the 1st Zoning Review, the south property line is still drawn incorrectly and should be shown to be 10’ north of the face of curb, where the pavement meets the concrete curb. Revise the street and sidewalk portion, re-label the distance between the carport overhang and the lot line and ensure the lot is to scale after the revision.

5. Comment #5 in the response letter submitted with the last packet states that the overhang from the beam to the front projection is 3’ and the structure is 2’ away from the south property line. The City does not have a record of a DDO application.
