Provide a detailed response letter with your next submittal that clearly shows how you have addressed all Zoning comments.

This site is located in the R-1 zone (UDC 4.7.8). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.5 - 9.

1. The lot coverage calculation is not correct. Per UDC Article 6.4.3.C.1.a Roofed areas, porches & breezeways, open on at least one side are not included in the calculation.

2. Based on aerial photos there are two (2) sheds, one (1) located near the southwest corner of the SFR and one (1) located near the southeast corner of the SFR that are not shown on the plan. Zoning was not able to find approved permit/compliance review documents for these sheds. Either 1) Provide approved permit/compliance review documents, 2) Show them on the site plan along with the square footage, height and perimeter yard setback dimensions and include them in this permit, 3) Show the sheds on the plan to be removed.

3. The stie plan shows an “EXIST. BREEZEWAY” but there is no existing breezeway. Zoning acknowledges that permit TC-RES-0725-03375 includes this breezeway but until permit TC-RES-0725-03375 is approved by all review agencies remove it form this plan.

COMMENTS: the following comments are relative to an application for a Design Development Option (DDO) (UDC 3.11.1).

1. Per UDC Article 6.4.5.C.1.b carports and garages which face the street, the minimum required street perimeter yard is 20 feet regardless of the street, proposed street perimeter yard setback is 4’-0”. A Design Development Option (DDO) must be submitted and approved to reduce the required setback.
