This site is located in the R-1 zone (UDC 4.7.8).

Provide a detailed response letter with your next submittal that clearly shows how you have addressed all Zoning comments.

01. (COMMENT): Per UDC Table 6.3-2.A, the minimum side yard setbacks are 6’-0” or 2/3 the height of the exterior wall, whichever is greater. On the site plan, the 9’-0” tall shed along the west property line has a 3’-0” setback, and the 7’-0” tall shed along the east property line has a 2’-0” setback. Both sheds require a minimum setback of 6’-0”.

Per UDC Article 6.6.2.D, an accessory structure that is detached from a principal structure shall comply with the perimeter yard width standards of the principal structure, except that the accessory structure may be built to a parcel line with the consent of the adjacent property owner(s). To secure this neighbor setback waiver the following statement must be provided on the site plan and be signed and dated by the adjacent property owners (2542 E EASTLAND ST; 2558 E EASTLAND ST):
