This site is located in the R-1 zone (UDC 4.7.8). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.5 - 9. 1. The lot coverage calculation is not correct. Per UDC Article 6.4.3.C.1.a Roofed areas, porches & breezeways, open on at least one side are not included in the calculation. 2. The lot coverage shows “SQUARE FOOTAGE OF NEW DWELLING(S)= 840 SQ. FT. but the site plan does not show any new dwellings. 3. The lot coverage calculation does not appear to be correct. The total lot coverage states “(SQUARE FOOTAGE OF BUILDING AND VEHICULAR USE AREAS” but the no vehicle use areas are included. Per UDC Article 6.4.3.B.3.b Vehicular use areas, measured within the outside edges of any area allocated to vehicle use, whether improved or unimproved are included in the lot coverage. 4. The sheet index shows 5 sheets but only 1 sheet was submitted. 5. Based on aerial photos there are two (2) sheds, one (1) located near the southwest corner of the SFR and one (1) located near the southeast corner of the SFR that are not shown on the plan. Zoning was not able to find approved permit/compliance review documents for these sheds. Either 1) Provide approved permit/compliance review documents, 2) Show them on the site plan along with the square footage, height and perimeter yard setback dimensions and include them in this permit, 3) Show the sheds on the plan to be removed.
