This site is located in the R-1 zone (UDC 4.7.8). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 - .9.

Comments: Please resubmit revised drawings along with a detailed response letter which states how all Zoning Review Section comments were addressed.

1. Comment: There was no wall heights provided on your plans. Please include all proposed wall heights to ensure they meet the height requirements. Per UDC 6.6.2.I, β€œthe maximum height of a wall or fence within a perimeter yard shall be 6’, but no higher than 10’, if: (See figure 6.6.1-A, Height of Wall or Fence within a side or rear perimeter yard.)
a. At least 75% of the area above 6’ in height is left unobstructed and open through the use of architectural elements, such as arches, columns, or wrought iron;
b. Part of, or located on top of, a retaining wall no higher than ten feet measured from design grade and no higher than six feet measured from the top of the retaining portion of the wall;
c. A greater height is required through the rezoning process or the special exception land use process;
d. A greater height is required by a specific UDC standard.
If the proposed wall exceeds the maximum allowed height of a wall and does not meet the criteria above, a Design Development Option (DDO) can be used to potentially increase the allowed height of the wall. As no wall height was provided, DDO comments cannot be provided at this time.
