This letter reflects comments to be addressed. Provide a separate Comment Response Letter when submitting updated plans. Facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions, and concerns before permit approval. PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2018 IRC code compliance. The plans require sufficient detail for demonstrating an awareness of minimum building code compliance for passing all progress inspections. Provide a response letter on separate file with the updated construction plan set. PLUMBING PLANS: 1. Show gas pipe sizes in compliance with connected demand, G2413.3 & Table G2413.4(1). Provide a gas line isometric or table for showing the BTU demand and length of line to each gas appliance. Clarify the location of each gas appliance Dwelling or Sleeping Quarters. MECHANICAL PLANS: 1. Show combustion air compliance for the water heater in confined spaces with two interior area openings of 1 SQ IN for each 1,000 BTU rating and minimum of two 100 SQ IN openings, one within 12” of top and other 12” of bottom, G2407.5.3.1. ELECTRICAL PLANS: 1. Show the location of the 100 AMP and 200 AMP electrical panels, E3404.13 & E3706.2. 2. Show 2O AMP small appliance circuits at the kitchen countertop receptacle outlets; change circuit #12 to 20 AMP, E3703.2 and E3901.3. Please start a new FUP at our permit application web page: https://tdc-online.tucsonaz.gov/#/home NOTE: Documentation of a cost estimate from your contractor will be required if this project involves any reconstruction, repair, rehabilitation, structurally connected addition, or other improvement of an existing structure (including TIs and solar). Construction of separate builds/new structures does not require a cost estimate to be provided. Construction of new buildings require elevation one foot above the base flood elevation, which may require that the foundation of the building be raised as much as two feet above the existing elevation onsite. Storage buildings with no utilities may be wet floodproofed using flood vents. For all new construction buildings, two elevation certificates must be filled out by a registered land surveyor and submitted to the City, one before the foundation is poured and one after construction is completed. Instructions: 1. Navigate into the current project in the “My Work” tab. Within the permit, navigate to the “Sub-Records” tab and click “Apply” on the Floodplain Use Permit Sub-Record 2. Locations -> Confirm the location is accurate to the project. Click “Next” 3. | 08/27/2024 | Site Zoning | REQUIRES RESUBMIT | ZONING REVIEW TRANSMITTAL FROM: Wyatt Berger Lead Planner PROJECT: TC-RES-0724-04389 1225 North Wilson Avenue – R-1 Convert garage to sleeping quarters (1st Review) TRANSMITTAL DATE: August 27, 2024 The site is in the R-1 zone (UDC 4.7.8). A single-family dwelling is a permitted use in the R-1 zone, subject to use-specific standards 4.9.7.B.5-.9. 1. Remove the porch from the lot coverage calculation as roofed areas, open on at least one side, provided they are not used for utilities, maintenance, laundry, storage, or motor vehicle parking, are not included in the lot coverage calculation (UDC 6.4.3.C.1.a). 2. Demonstrate compliance with use-specific standard 4.9.7.B.7 by providing a floor plan of the existing residence. The proposed sleeping quarters is considered a bedroom per UDC 11.4.3. For any new-single family dwelling in the R-1 zone with five bedrooms, three parking spaces are required. For every bedroom over five, one additional space is required for each bedroom. For all single-family dwellings in the R-1 zone with five or more bedrooms, all parking spaces must be located on-site, either in a side or rear perimeter yard. Parking spaces may not be located in a vehicular use area in any front street perimeter yard. A parking area is not required to be developed to a commercial standard. A dustproof parking surface is required to at least a minimum of two inches of compacted pea gravel. An existing covered residential parking area may be used. 3. Per a previous Zoning Administrator’s determination dated December 21, 2005, detached accessory structures, such as sheds, workshops, carports, garages, or ramadas, that do not meet setback requirements and are proposed to be converted to habitable space required the consent of the adjoining property owners. As the existing structure does not meet setback requirements, neighbor’s setback waivers signed by the owners of 2234 East Mabel Street and of 2242 East Mabel Street are required to allow the structure to be converted to a sleeping quarters. The waivers shall be pasted directly onto the site plan with the following language: My name is ________ and I am the owner of property located at ________. I have reviewed the site plan and have no objection to the shade sails being located on the property line as depicted on the site plan. Signature: ________ Date: ________ If all waivers cannot be obtained, a Design Development Option (DDO) in accordance with UDC 3.11.1 is required to reduce the setback requirements.
