COMMENTS: Please resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

This site is located in the R-3 zone (UDC 4.7.12). A single-family residence is a permitted use in the zone (UDC Table 4.8-2), subject to Use Specific Standard 4.9.7.B.6.

1. Provide a residential plot plan that meets the requirements found at: https://www.tucsonaz.gov/Departments/Planning-Development-Services/Building-Safety/Plan-Examples/Plot-Plan-Example, to include but not limited to:
a. The plot plan shall be drawn at an engineering scale, i.e. 1” = 10’, 1” =20’.
b. Provide the owners name on the plot plan.
c. Provide a lot coverage calculation on the plot plan.
d. Show all utility lines on the plan.
e. Clearly show all property lines along with distances on the plot plan.
f. Indicate the zoning of this parcel along with all adjacent properties on the plot plan.
g. Provide the legal description, RIECKERS LOT 4 BLK 6, on the plot plan.
h. Provide the height of the container on the plot plan.

2. The storage container does not meet the minimum perimeter yard setback of six (6) feet, or two-thirds (2/3) the height of the structure’s wall facing each interior property line , greater of the two, (Table 6.3-2.A). Based on a standard 8’-0” tall container the required perimeter yard setback 6’-0”, proposed setback is 1’-0”. Per UDC Article 6.6.2.D An accessory structure that exceeds the allowable height of a wall within a perimeter yard and is detached from a principal structure shall comply with the perimeter yard width standards of the principal structure, except that the accessory structure may be built to a parcel line with the consent of the adjoining or, when separated by an alley, adjacent property owner(s). To secure this neighbor setback waiver the following statement must be provided on the plot plan and be signed and dated by the adjacent property owner(s):
