Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. For facilitating a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions, and concerns before permit approval.

PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2018 IRC code compliance with component sizes.

Provide a response letter on separate file when submitting the updated construction plan set.

Separate the submitted pages with construction plans and support documents in different files.

SITE PLAN:

1. The roof structure may not extend to a point closer than 3 feet from the neighboring property line without fire rated protection for fire spread. Provide compliance with R302.1 (City of Tucson Amended) by protecting the structure placed within 3 feet to the property line in compliance with IBC Table 721.1(2). Include a one hour rated wall below the roof edge with foundation along the full length of structure near the property line.

This comment was not addressed. Provided a detailed comment response letter with your submittal that clearly shows how you have addressed all comments with your next submittal.

This site is located in the R-1 zone (UDC 4.7.8). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 – 9.

1. This comment was not fully addressed. Provide a residential plot plan that meets the requirements found at: https://www.tucsonaz.gov/Departments/Planning-Development-Services/Building-Safety/Plan-Examples/Plot-Plan-Example. The plot plan shall include:
a. The plot plan shall be drawn at an engineering scale, i.e. 1”=10’, 1” =20’.
b. Provide the owners name on the plot plan.
c. Provide a lot coverage calculation that meets the requirements of Unified Development Code (UDC) Article 6.4.3 and the example shown on the Residential Plot Plan Requirements found at: https://www.tucsonaz.gov/Departments/Planning-Development-Services/Building-Safety/Plan-Examples/Plot-Plan-Example.
d. Clearly show the location of the carport on the plan along with dimensioned perimeter yard setbacks.
e. Provide the property dimensions on the plot plan.
f. Provide the legal description, OLANO ESTATES UNIT 3 LOT 7, on the plot plan,
g. The property shape does not match lot 7 as shown on the Unit 3 Lots 1 Thru 115 final plat found at: https://onbase.pima.gov/publicaccess/DS_NextGen_Single/etc/cq/results.html?cqid=240&OBKey__552_1=23023.
h. Show the location of all utility lines on the plot plan.
i. Provide a dimension from the center line of Shiloh St. to the face of curb, where pavement meets the concrete curb, and from face of curb to the south property line. Per Constructure Plan I-78-001 found at: https://maps-and-records.tucsonaz.gov/construction-plans/details/I-78-001, the distance from centerline to face of curb is 19’ and from face of curb to property line is 11’.
j. Provide the zoning of the property and all adjacent properties on the plot plan.

2. Until the carport is clearly shown on the plot plan Zoning cannot determine required perimeter yard setbacks, additional comments maybe forth coming.

3. Perimeter yard setbacks are based on a wall height measurement from design grade to the highest point of the exterior wall UDC Article 6.4.5.B & Figure 6.4.5-A. Where the wall meets the eave of the roof. Provide fully dimensioned building elevations of the carport structure so that perimeter yard setback requirements can be determined.
