This letter reflects comments to be addressed. Provide a separate Comment Response Letter when submitting updated plans. Facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions, and concerns before permit approval. PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2018 IRC code compliance. Provide a response letter on separate file with the updated construction plan set. STRUCTURAL PLANS: 1. Provide a complete roof framing plan with a ridge member sized with appropriate load carrying capacity. Show the ridge structural member as a beam when the roof pitch is less than 3” to 12”, R802.3. Or show all roof structural members with rafter ties (or ceiling joists) and collar ties (ridge straps) when the roof pitch is equal or greater than 3” to 12”, R802.3. SECTIONS - DETAILS: 1. An unvented roof assembly requires an air-impermeable rigid insulation material with a minimum R-5 value applied correctly to either side of the roof sheathing, R806.5. Show a roof design with insulation types and minimum thickness for meeting the condensation control requirement and the minimum total insulation value of R-38 or R-30 when extended over the wall top plate for additions under 500 SF. Also, eave board vents are not functional when blocked with insulation, detail #5 on S1.0. PLUMBING PLANS: 1. Provide branch drainpipes in accordance with Table P3005.4.1. Replace the 2” drain for the water closet with 3”. MECHANICAL PLANS: 1. Show any proposed changes, R301.1. 2. Show heating/cooling facilities in all habitable rooms, R303.9. 3. Update the whole-house mechanical ventilation description, R303.4; N1103.6 & M1505.4. Show the ZB80 exhaust fan with an appropriate flow rate setting on the plans. A two- or three-bedroom dwelling less than 1500 SF requires a 45 CFM continuous setting. Identify the continuous rated fan device or fresh air system. ELECTRICAL PLANS: 1. Show Bathroom receptacles with a separate 20 AMP dedicated circuit, E3703.4 and E3901.6. Remove circuit #5 from other locations. A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.6, .9, & .10. The site plan should be designed to include the information as noted on the sample plot plan. The following comment is for the additions to the front principal residence (1031 E 32ND ST). 1. Comment: After searching through Property Research Online (https://pro.tucsonaz.gov/) no permit history of the front 125 SF porch or the rear 350 SF porch can be found. Provide permit documentation for both porches’ construction date (You can request documentation through the historic records request). If permit documentation cannot be provided, the porches along with their construction plans may be included as a part of this permit application. (If there is no permit history for these porches. Zoning will not be able to approve the permit application until the permit information is provided, it is included within this permit application, or is applied for and issued under a different permit.) The following comments are for the rear detached residence and its additions (1035 E 32ND ST). 1. Comment: After searching through Property Research Online (https://pro.tucsonaz.gov/) no permit history of the 992 SF residence building, its western porch addition, and eastern addition in the rear yard can be found. Provide permit documentation for all the addition’s construction date (You can request documentation through the historic records request). If permit documentation cannot be provided, these structures along with their construction plans may be included as a part of this permit application. (If there is no permit history for the 992 SF residence building, its western porch addition, and eastern addition. Zoning will not be able to approve the permit application until the permit information is provided, it is included within this permit application, or is applied for and issued under a different permit.) 2. Comment: It appears the larger detached structure is a ramada in the northeast corner just south of the 56 SF shed. Label and dimension this structure. Show setbacks from the exterior face of the ramada poles to eastern property line. 3. Comment: Aerial views show vehicular use area in the rear of this property for this address. Draw, label, and dimension the vehicular use area on the site plan and include it in the total lot coverage calculations. The following comments are related the overall site plan. 1. Comment: Remove the aerial photograph overlay from the site plan. The aerial photograph overlay can be included just not combined with the site plan. 2. Comment: Correct the street name on the site plan from N 32nd St. to E 32nd St. 3. Comment: Draw, label, and dimension the perimeter yard setbacks from all property lines to the structures, shed, and to the proposed addition. See the sample plot plan above for an example. 4. Comment: On the site plan label the R-2 zoning on west property. 5. Comment: Correct the lot area. Lot area is 10,500 square feet. 6. Comment: Label and dimension the back of curb to property line and center line of 32nd St to the property line as depicted on the sample plot plan. 7. Comment: Draw, label, and dimension the front street sidewalk. 8. Comment: For future reference porches are not to be included in lot coverage calculations. 9. Comment: Aerial views on the northeastern corner of the property show an existing 56 SF storage shed. The perimeter yard setback for this structure does to not comply with the R-2 perimeter yard of 6 feet or 2/3 (H) height. At a minimum a neighbors setback waiver will be required, UDC Article 6.6.2.D. To secure this neighbor setback waiver the following statement must be provided on the plot plan and be signed and dated by the adjacent property (Parcel ID 12912234A, 1043 E 32ND ST) owner(s) (DU DANIEL E & CLARK JEFFREY L): My Name is____________________ and I am the owner of the property located at_______________________. Per UDC 6.3-2.A, the minimum perimeter yard setback is the greater of 6’-0” or 2/3 (H) height of the exterior wall. The structures encroach into the required perimeter yard and will require the approval of a Design Development Option (DDO) before zoning can approve this permit.
