This letter reflects comments to be addressed. Provide a separate Comment Response Letter when submitting updated plans. Facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions, and concerns before permit approval. PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2018 IRC code compliance. Provide a response letter on separate file with the updated construction plan set. SITE PLAN: 1. Provide a site plan showing utilities for the dwelling, R106.1.1. Show the location of all utility lines from property line to building(s) along with required alterations. SECTIONS - DETAILS: 1. An unvented roof assembly requires an air-impermeable rigid insulation material with a minimum R-5 value applied correctly to either side of the roof sheathing, R806.5. Show a roof design with insulation types and minimum thickness for meeting the condensation control requirement and the minimum total insulation value of R-38. Update detail #1 & 2 on sheet SD-2. ELECTRICAL PLANS: 1. Update the Riser Diagram showing sub panel A and B, NEC 225.30, E3403, Table E3704.2(1). 2. Show the location of the new panel A, E3404.13 & E3706.2. This site is located in the MH-1 zone (UDC 4.7.10). A single family residence is a permitted use in this zone (Table 4.8-2). 1. Based on aerial photos the 260 SF EXIST PATIO shown at the northeast corner of the EXISTING MAIN HOUSE shows up some time after 2005, Zoning was not able to find approved permit documents for this structure. One of the following is required: 1) Provide approved permit documents for this patio, 2) Provide building plans for this patio and include it in this permit, or 3) Show it to be demolished on this plan. 2. Based on aerial photos the 142 SF EXISTING COVERED PATIO shown at the southeast corner of the EXISTING GUEST HOUSE shows up some time after 2018, Zoning was not able to find approved permit documents for this structure. One of the following is required: 1) Provide approved permit documents for this patio, 2) Provide building plans for this patio and submit a separate permit, or 3) Show it to be demolished on this plan. 3. Based on aerial photos there is a shed type structure that shows up some time after 2022 cated along the north property line that is not shown on this plan. Zoning was not able to find approved permit/compliance documents for this structure. One of the following is required: 1) Provide approved permit/compliance documents for this structure, 2) Show this structure on the plan along with the size, height and perimeter yard setback and if applicable provide building plans for this structure and include it in this permit, or 3) Show it to be demolished on this plan. It does not appear that this structure meets perimeter yard setbacks to the north property line, 10' or ¾(H) = Height of the proposed exterior building wall, The greater of the two dimensions applies. If the structure does not meet perimeter yard setbacks a minimum a neighbors setback waiver is required, UDC Article 6.6.2.D. To secure this neighbor setback waiver the following statement must be provided on the plot plan and be signed and dated by the adjacent property owner(s): My Name is____________________ and I am the owner of the property located at_______________________.
