A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.6, .9, & .10. RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Please correct plans, as noted in the comments below, along with a response letter indicating how all Site Zoning comments were addressed. 1. No zoning site plan was included in this last resubmittal. The last site plan, referenced as a “Design Plan” was submitted on 7/17/24 without any supporting materials. Staff does not generally refer to older plans as measurements and information may change with revisions. An approved zoning site plan is required before permits can be issued. For site plan requirements, please review https://www.tucsonaz.gov/Departments/Planning-Development-Services/Permits/Plan-Examples/Plot-Plan-Example . The following needs to be included within the site plan: a. the owner(s) name and address b. the legal lot information: Feldmans Amended W47.7’ Lots 2 & 3 Blk 4. c. lot size – approximately 5,461 sq. ft. per https://gis.pima.gov/maps/detail.cfm?&parcel=115040500 - without a current survey, this lot square footage will fluctuate as the listed square footage does not match the lot dimensions. No survey is required. d. a north arrow e. an engineering scale, such as 1” = 10’ f. drawing of the entire lot with lot dimensions of all four sides – approx.. 100’ x 47.7’ g. dimensions and square footage of the porch and house. h. Include any other structures on the property. This includes sheds. i. Label the street. j. include NR-1 zoning for the subject lot and all lots touching the subject lot. k. Measure and include the distance from the front property line to the exterior wall of the proposed porch enclosure. l. Measure and include the distance from each side of the main structure to the side property lines. m. Measure and include the distance from any shed or outbuilding (accessory building) to the property line. n. Calculate the driveway area – this is used to calculate total lot coverage. o. Add the square footage of all enclosed structures and all vehicle use areas, whether improved or not, and divide this number by the square footage of the lot. This will be your total lot coverage. p. dimensions of the ADA ramp and connection to an improved, dust-free surface to the public right-of-way. 2. The project lot lies within the Feldman’s Historic District and requires a Neighborhood Preservation Zone Design (NPZ) Review. Approval must be obtained for this prior to Zoning approval.
