This letter reflects comments to be addressed. Provide a separate Comment Response Letter when submitting updated plans. Facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions, and concerns before permit approval. PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2018 IRC code compliance. The plans require sufficient detail for demonstrating an awareness of minimum building code compliance for passing all progress inspections. Provide a response letter on separate file with the updated construction plan set. Consider using a design professional if unfamiliar with construction documentation. The construction plan set should show all proposed additions, repairs and alterations to the building and parcel. Provide a clear and concise construction plan set. Provide a site plan showing utilities for the dwelling, R106.1.1. Show the location of all utility lines from property line to building(s) along with required alterations. Include electric, sewer and water lines extended to the laundry building. STRUCTURAL PLANS: 1. Provide a complete plan set showing materials and fastener sizes with 2018 IRC prescriptive compliance or provide an Arizona professional stamped plan set showing performance compliance with wind loading conditions, R301.1. SECTIONS - DETAILS: 1. Provide a structure section showing existing and proposed features including a foundation, framing, sills, anchoring, sheathing and insulation, R106.1. 2. Show the type and size of framing, exterior wood siding, insulation, interior sheathing, and pressure treated sill anchored with ½” x 10” bolts. Show the wall assembly with a 6” clearance above the ground or 2” clearance above an exterior concrete surface, R317.1 item 5. PLUMBING PLANS: 1. Provide complete plumbing plans showing any changes with 2018 IRC compliance, R301.1. MECHANICAL PLANS: 1. Show a dryer vent size and location for venting to exterior, M1501. ELECTRICAL PLANS: 1. Provide a Riser Diagram showing a sub panel and feeder size for proposed dwelling unit, NEC 225.30, E3403, Table E3704.2(1). 2. Designate the circuit number at the location of each light fixture, receptacle, appliance, and equipment disconnect switch, E3404.12. 3. Provide a panel schedule showing panel size, circuit numbers, ampacity, wire size and general description, E3404.13 & E3706.2. OUTDOOR LIGHTING CODE 1.
