A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.6, .9, & .10. RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Please correct plans, as noted in the comments below, along with a response letter indicating how all Site Zoning comments were addressed. 1. Submit a site plan. While the building footprints are provided, the packet is missing the site plan. Residential Zoning review staff cannot stamp approval without a site plan. Additionally, an approved zoning site plan is required before permits can be issued. For site plan requirements, https://www.tucsonaz.gov/Departments/Planning-Development-Services/Permits/Plan-Examples/Site-Plan-Examples . If site plan assistance is desired, please feel free to visit Planning staff at the PDSD counter at 201 N Stone. A planner is available from 8-noon Monday through Thursday. 2. The project lot lies within the Feldman’s Historic District and requires a Neighborhood Preservation Zone Design (NPZ) Review. NPZ approval must be obtained for this prior to Residential Zoning approval. Items needed in the next submittal include: a. NPZ approval. b. Site plan providing information provided in the link provided in Comment 1, above. c. Construction plans d. Additional comments may be forthcoming depending on responses to zoning review comments and plans submitted for the next review.
