An Accessory Dwelling Unit is a permitted use in the R-1 zone, subject to use-specific standards 4.9.7.B.6, 8, & 9 and 6.6.3 1. Previous Comment: The lot coverage calculation is not correct. Per UDC Article 6.4.3.C.1.a Roofed areas, porches, open on at least one side are not included in the calculation. Per UDC Article 6.4.3.B.3.b Vehicular use areas, measured within the outside edges of any area allocated to vehicle use, whether improved or unimproved are included in the lot coverage. The lot coverage shall include any area providing vehicle access to the proposed garage. Follow up Comment: Include a total lot coverage calculation. Correct square footage information number 6 to Accessory Dwelling Unit. 2. Comment: Per UDC 6.6.3.D.4., If the accessory dwelling unit is built as a new structure it must be developed with a high albedo level (>60 SRI) or other cool roof technology per the ICC Green Construction Code. Indicate on the cover sheet/site plan that UDC section 6.6.3.D.4. will be in compliance. 3. Comment: Additional comments may be forthcoming on the next review based on the proposed use and applicable use specific standards.
