This site is located in the R-1 zone (UDC 4.7.8). A single-family residence is permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 - .9

COMMENTS: Please resubmit revised drawings and a detailed response letter, which states how all Zoning Review Section comments were addressed.

The site plan should be designed to include the information as noted on the sample plot plan. 1. Comment: Remove any reference to the word duplex on the plan set. (Per our in-person conversation, the word duplex should be removed from the plan set.)
2. Comment: Indicate on the site plan that this site is designed to comply with UDC 5.4 Major Street and Routes.
3. Comment: Upon further review the parcels at 2065 and 2073 W AJO WY meet the Unified Development Code definition of a site:

"The land area consisting of a portion of a lot, an entire lot, or contiguous lots, not including dedicated public property, designated for development as a single entity."

The site plan depicts two contiguous lots sharing an access point totaling four units, a multifamily unified site. A Development Package is required. The Development Package must be approved before the building permit application can be completed by zoning. Please submit a comment response letter to this building permit as it requires a resubmittal. Indicate in your response that an approved Development Package has been obtained. A complete review will be done once a Development Package has been obtained and approved.

**For these two addresses not to be viewed as a unified site demonstrate each parcel function independent of each other. (Side note: a fence separating these two properties may demonstrate site independence of one another.)

4. Comment: Additional comments may be forthcoming on the next review based on the proposed use and applicable use specific standards.
