This site is located in the R-1 zone (UDC 4.7.8). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 - .9.

Comments: Please resubmit revised drawings along with a detailed response letter which states how all Zoning Review Section comments were addressed.

1. Comment: The site plan should be designed to include the information as noted on the sample site plan. See https://www.tucsonaz.gov/files/sharedassets/public/v/1/pdsd/documents/permits/residential-permits/residential_plot_plan_requirements.pdf for reference.
2. Comment: The lot coverage calculations on your site plan are missing key information including the existing dwelling and the driveway/vehicular use area. Please refer to the sample site plan for what is required.
3. Comment: Please label the half right of way to the edge of pavement and from edge of pavement to the property line. Paving plan I-578 lists the ½ right of way to edge of pavement as 11’ and from edge of pavement to property line as 19’. Please refence https://maps-and-records.tucsonaz.gov/construction-plans/details/I-578 if needed.
4. Comment: Please include the neighbor waiver on the site plan. Currently, it is included on the 2nd sheet.
5. Comment: There is no dimension included from the street property line to the proposed carport. Please include this dimension on your site plan.
6. Comment: Site zoning acknowledges a Design Development Option (DDO) (UDC 3.11.1) has been included to reduce the setback for the carport to the North property line. Site zoning is unable to approve this permit until the DDO has been approved.
7. Comment: Additional comments may be forthcoming depending on responses to these zoning review comments and plans submitted.
