| 08/12/2024 | Site Zoning | REQUIRES RESUBMIT | FROM: PDSD Zoning Review Section PROJECT: TC-RES-0724-04058 6750 E CALLE DENED – R-1 Vehicular damage repair (1st Review) TRANSMITTAL DATE: August 12, 2024 COMMENTS: Resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed. This site is located in the R-1 zone (UDC 4.7.7). A single family residence is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.5 – 9. 1. Provide a residential plot plan that meets the requirements found at: https://www.tucsonaz.gov/Departments/Planning-Development-Services/Building-Safety/Plan-Examples/Plot-Plan-Example, to include but not limited to: a. The plot plan shall be drawn at an engineering scale, i.e. 1” = 10’, 1” =20’. b. Provide a lot coverage calculation on the plot plan. c. Show all utility lines on the plot plan. d. Indicated the zoning of the parcel and all adjacent parcels on the plot plan. 2. Based on the legal description, TERRA DEL SOL LOT 1 EXC W7.33' BLK 45, and the Assessor’s record map the property dimensions are not correct. Review the map found at: https://www.asr.pima.gov/ParcelData/Map/Arm/MP12/M12087_B45.PDF, and provide the correct property dimensions. 3. Based on aerial photos there is some type of porch structure along the rear of the house that appears some time after 2014. Zoning was not able to find approved permit documents for this structure. Either provided approved permit documents of include this structure in in this permit. As this structure is attached to the SFR building plans will be required.
