01/02/2025 | Site Zoning | REQUIRES RESUBMIT | PDSD TRANSMITTAL FROM: Bobby Parsons Zoning Section Review PROJECT: TC-RES-0724-03981 2340 E 8th Street Tucson, AZ 85719 Sam Hughes Villas Lot 4 Wall(2nd Review) TRANSMITTAL DATE: 1/2/2025 This site is located in the R-1 zone (UDC 4.7.8). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 - .9. Comments: Please resubmit revised drawings along with a detailed response letter which states how all Zoning Review Section comments were addressed. 1. Comment: Previous comment 1 not addressed. Per UDC Article 6.6.2.I, “the maximum height of a wall or fence within a perimeter yard shall be 6’, but no higher than 10’, if: (See figure 6.6.1-A, Height of Wall or Fence within a side or rear perimeter yard.) a. At least 75% of the area above 6’ in height is left unobstructed and open through the use of architectural elements, such as arches, columns, or wrought iron; b. Part of, or located on top of, a retaining wall no higher than ten feet measured from design grade and no higher than six feet measured from the top of the retaining portion of the wall; c. A greater height is required through the rezoning process or the special exception land use process; d. A greater height is required by a specific UDC standard. It does not appear that the proposed 6’-6” high wall called out under keynote 2 meets any of the 4 exceptions mentioned above. Either the wall needs to be lowered to 6’-0” or a Design Development Option (DDO) for wall height will need to be submitted and approved prior to approval of this plan. Here is a link to the DDO application: https://www.tucsonaz.gov/files/sharedassets/public/v/1/pdsd/documents/planning-amp-zoning/ddo_for_setback_and_height_udc.pdf .
