This site is located in the R-1 zone (UDC 4.7.8). A single-family residence is permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 - .9

COMMENTS: Please resubmit revised drawings and a detailed response letter, which states how all Zoning Review Section comments were addressed.

The following comments from the first review were not addressed in full.

1. Previous Comment: Setbacks shall be identified from all parcel lines. Draw, label, and dimension setbacks for the Northeast corner exterior face of the porch post addition to the front property line to ensure all corners of the proposed structure are meeting the front street setbacks. Follow to Comment 1: Per our conversation on 12/04/2024, draw, label, and dimension the setback for the Northeast corner exterior face of the porch post addition to the front property line.


2. Comment: Per UDC 4.9.7.B.7, For any single-family dwelling in the R-1 zone with five bedrooms and more, three parking spaces are required. For every bedroom over five, one additional space is required for each bedroom. For all single-family dwellings in the R-1 zone with five or more bedrooms, and for all lots containing two or more single-family dwellings, with the second dwelling having more than one bedroom, all parking spaces must be located on-site, either in a “Side or Rear perimeter yard.” “Parking spaces may Not be located in a vehicular use area in any Front street perimeter yard.” A parking area is not required to be developed to a commercial standard. A dustproof parking surface is required to at least a minimum of two inches of compacted pea gravel. An existing covered residential parking area may be used.

This comment (2a) is more specifically what needs to be addressed from comment 3 quotations.

2a. Previous Comment: Per UDC 4.9.7.B.7, Four parking spaces minimum are required for the six bedrooms (the TV-Room is a bedroom, per UDC 11.4.3.) and all parking spaces need to be clearly shown on the SIDE or REAR of the yard.


Follow up to Comment 2a: Per our conversation on 12/04/2024, clearly depict the four parking spaces behind (side or rear) the front yard dashed line (labeled UDC 4.9.7.B.4., as noted on the plans.) Ensure and demonstrate there is vehicle maneuverability into the four parking spaces.


3. Comment: Additional comments may be forthcoming on the next review based on the proposed use for the addition and applicable use specific standards.
