This site is located in the R-2 zone (UDC 4.7.9). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.6, .9, & .10.

Comments: Please resubmit revised drawings along with a detailed response letter which states how all Zoning Review Section comments were addressed.

1. Comment: The south property line is incorrectly dimensioned as it should be 160’ per sheet 7 of subdivision plat map Book 3 Page 115. The 150’ dimensioned on your plans is in reference to the south property not 2937 N. Los Altos Avenue.
2. Comment: Previous comment 5 was not addressed entirely. Zoning acknowledges you have updated the lot coverage calculations however the vehicular use area is now missing from the updated calculation. Please update the lot coverage calculations to include the vehicular use areas for both residences.
3. Comment: Additional comments may be forthcoming based on responses to zoning comments and changes made to the plans.
