Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. Provide updated Plans/calculations and a written response Letter to each of the notated items indicating action taken. Resubmitted plans that do not contain a written response Letter addressing each of the notated items indicating action taken, may be delayed until response letter is received.
Code reference, 2018 International Residential Code (IRC).

Site plan:
1. Show all utility lines connected to the new structure (sewer, water electric). For example: Electrical line from MSP to the Sub-panel.
2. Show or notate protection of footing when trenching parallel to the building. Trenching may not extend below the 45-degree load-bearing plane from the bottom edge of the footing, IRC P2604.4.
3. Show or notate the burial depth for all new utility lines. Minimum burial depth, 12” for metallic pipe, 18” for non-metallic pipe, G2415.12.

Elevations/Floorplans/Framing Plans:
4. Provide Eave overhang measurements, R106.1. Provide roof slope.
5. Eave overhangs shall not exceed 24”, R804.3.2.1.1, or provide an engineer design and seal for the eave overhang exceeding 24”.
6. Exterior walls with a fire separation distance less than 3-foot to the line of separation from adjacent buildings, require not less than one-hour fire-resistive construction. Show compliance with R302.1 (City of Tucson Amended) by providing a section detail of materials prescribed in IBC Table 721.1(2), Items 15-1.1 to 16-1.3. (The line of separation from adjacent buildings is located 3 feet from the parallel wall of the neighboring building).
7. Any part of a roof projection extending into the 3-foot fire separation distance from the line of separation from an adjacent building, requires not less than one-hour fire-resistive construction on the underside, R302.1 (City of Tucson Amended).
8. Provide complete framing details of the sky light, showing all hardware used (rafter and beam hangers, straps, etc) and nailing patterns. Show how the load is transferred from the down-slope rafters to the foundation, R301.1.
9. Provide all window sizes and types, and designate the operable portion of windows, as well as the location of tempered glass (greater than 9 SF, within 18” of the floor, 24” of doorways, and when less than 60” above tub/shower floors), R308.4.
10. Provide a landing or floor surface at all exterior doors. A landing must be at least as wide as the door it serves and 36” in the direction of travel, R311.3.

Foundation plans:
11. For all anchor-bolt on the foundation plan show or notate: Minimum ½” diameter with (anchor bolt length for assuring) 7” embedment into concrete or masonry, R403.1.6. Maximum spacing 6’ o/c and within 12” of each sill plate end, R403.1.6.

Electrical Plans:
12. Designate the circuit number at the location of each light fixture, receptacle, appliance, and equipment disconnect switch, E3404.12.
13. Update the Main panel schedule showing the sub-panel along with the sub-panel feeder wire size and OCPD, E3404.13 & E3706.2.
14. Revise the electrical load calculations, for the Main service panel, following Table E3602.2 by including the sub-panel in the calculations.
15. Update the Sub-panel schedule showing the water heater along with the water heater feeder wire size and OCPD, E3404.13 & E3706.2.
16. Provide the load rating and manufacturer’s specification sheets for the under-counter water heater. Appliances and equipment on general purpose circuits may not exceed 50% of the branch circuit rating, E3702.5, P2801. Verify and show
17. Show all receptacle outlets located outdoors, at bathrooms, and within 6’ of a wet bar or sink with ground fault circuit interrupting protection, E3902.GFCI protected, E3902.6. (WH receptacle and 1 receptacle on the north wall).
18. Provide Protection of all interior 15A & 20A circuits serving outlet locations (except garage, kitchen, and bathrooms) including receptacles, lights and smoke detectors require combination type arc-fault circuit interrupters, E3902.16.

Plumbing Plan:
19. Show a pressure and temperature relief valve at the water heater. Note a metallic T&P line terminating at the exterior 6 inches above grade facing down, P2803.6.1.
20. Show the water heater with a listed pan and ¾” drain line to a waste receptor or to the building exterior 6” above grade, P2801.6.

Mechanical Plan:
21. Provide demand calculations in accordance with Manual J/S/D standards, M1401.3, M1601.1.

This site is located in the R-1 zone (UDC 4.7.8). A single-family residence is permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 - .9.


1. COMMENT: Aerial imagery shows an unpermitted structure on the property. It appears that at some point after 2005 a shed was added to the rear of the property.

Zoning cannot approve of this permit until the unpermitted structures are brought into compliance or are removed.

2. COMMENT: Per UDC Article 6.4.5.D.1, A roof overhang may extend two feet into the perimeter yard.

Provide a dimension demonstrating the length of the roof overhang on the eastern portion of the proposed art studio to determine if the above standard is being met.

3. COMMENT: Assessor’s records show the width of the property as 60 feet. Change the width of the property as shown on the site plan, and adjust setbacks of the proposed studio.

4. COMMENT: Per UDC Article 6.6.3.E The total gross floor area (gfa) of all accessory structures shall not exceed 50% of the gfa of the principal structure.

Based on the combined square footage of the existing shed and proposed art studio of 510 sq.ft, and the square footage of the house of 1032 sq. ft. the combined square footage of the accessory structures exceeds the allowed 50%.

A Board of Adjustment for Variance will need to be submitted and approved prior to approval of this permit.
