Provided a detail comment response letter with your submittal that clearly shows how you have addressed all comments with your next submittal.

This site is located in the NR-1 zone (UDC 4.7.8). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 – 9.

These comment are still applicable.
1. The lot size listed in the Area Calculations is not correct.

2. The lot coverage calculation is not correct. Per UDC Article 6.4.3.B.3.b, all vehicle use areas, driveways, whether improved or unimproved, are included in the calculation. Patios open on at least one side are not included, UDC Article 6.4.3.C.1.a. Also the calculation references “(E) GARAGE”, ““(N) GARAGE”, & “(E) POOL” but the plan does not show these items.

3. The ‘SURROUNDING ZONING” is not correct.

4. As this site is located within the Jefferson Park Neighborhood Preservation Zone (NPZ) and exterior work is proposed NPZ review is required and must be approved prior to approval of this plan.
